  • Does Acora Have Breed Restrictions For Animals?

    • Acora does abide by a restricted breeds list for dogs. 
    • Acora does not have a weight limit for dogs.
    • Aditionally but not limited to, Acora also does not allow reptiles, aquariums larger than 5 gallons, large birds, and other exotic pets.

  • What Do I Need To Submit With My Application?

    • Proof of income (3 most recent pay stubs/Tax return if self employed)
    • Picture of your ID
    • 3 years of recent rental history verification
    • Bank statements cannot be used as proof of income.
  • What Are The Lease Terms Acora Offers?

    • Lease terms vary by property, but generally across Acora properties we offer 12, 13, and 18 month leases.
    • Acora does not allow corporate leasing or subleasing at any property.
  • What If I Don't Qualify On My Own?

    • Using a co-applicant can help to meet income and/or credit requirements. Co-applicants apply the same way as a new resident and do have to pay the application fee. Co-applicants get processed the same as new residents.


    • Credit: We take the average of all applicants scores to determine credit eligibility.


    • Income: The pre-tax combined income of all applicants is used to determine income eligibility.
  • How Long Does The Application Process Take?

    • Provided that all of the proper documents have been submitted, processing applications typically takes 3-5 business days. Once the application is received, our processing team will reach out to you with updates and will be your primary point of contact.
  • What If I Have No Credit And/Or Rental History?

    • Lack of credit and/or rental history may result in an increased deposit if everything on the application is approved.
    • Please contact our leasing team if you wish to know more about the increased depoist amounts for a specific unit available.
  • How Does Maintenance Work?

    • You will have access to the online portal where you can submit online work orders. Additionally, Acora has a 24/7 emergency maintenance line.
  • What If I Have My Own Business Or Are Self Employed?

    • If you are self employed you can provide your most recent tax return as proof-of-income, all other qualifications still apply as normal.
  • What If I Do "Gig Work" (Uber, Lyft, Doordash, Etc.)

    • Our application process does require verifiable paystubs and cannot take one-time payment documents as proof of income.
    • For this type of income to be accepted the applicant should provide last years taxes with the income proven on that documentation.
  • What Does Acora Look For On The Background Check?

    • All background checks go through a thorough review process to determine eligibility.
  • What Is The Total Move In Cost?

    Move in costs will likely vary depending on several factors. Below is a list of common fees associated with move in:



    • Application fee ($50 per applicant)
    • Prorated rent 
    • Security deposit
    • One time pet fee (if applicable)
    • Prorated monthly pet rent (if applicable)
    • Prorated rental tax
    • Prorated monthly resident services charge
    • Prorated RUBS (Water/Sewer/Trash)
    • Prorated technology fee (if applicable)
    • Prorated common area fee (if applicable)
  • What Does The Resident Services Charge Entail?

    • This is a small fee designed to help cover the cost of offsite team members time to visit and service the property on a regular basis.
  • If I Am Planning On Having A Roommate Do We Both Need To Apply?

    • Everyone over the age of 18 who plans on residing in the apartment needs to submit an application.
  • Are Application Fees Refundable?

    • Applications are processed on a first-come first-serve basis. If your application has not been processed or was received after a previous applicant and is still pending, your application fee can be refunded. 


    • If a prior applicant signs a lease before your application is processed, you may receive a refund, or you may be moved to a different Acora property. 


    • Alternatively, you have the option to transfer your application to any other unit that is posted on Acoras website.
  • If My Application Is Approved What Do I Need To Set Up Prior To Move In?

    Prior to move in you will need to set up the following:



    • SRP or APS electricity 
    • Southwest gas (if applicable)
    • Renters insurance
    • Smart lock door code (if applicable)
    • Pay any deposits and move in costs (amounts may vary)


    Please provide our processing team the account numbers for electric/gas and upload proof of renters insurance prior to your scheduled move in date.
